What to Offer? Frequently Buyers say, “ We want a great deal.”

For many Buyers this means they come into the Buying process expecting the Seller to come down significantly off the asking price and to accept a much lower offer. The Buyer does not realize they are setting themselves up for disappointment.  They are viewing their ability to achieve a discounted price as the primary focus of the negotiation instead of focusing on the accomplishment of successfully obtaining agreement to buy a property that best  meets their needs at a price and terms that is the best value for them.

The asking price is simply a starting point for a Seller.  The best Sellers have calculated a price that will be low enough to encourage showings and offers yet high enough to feel they are not ‘giving the house away’.  The market will ultimately be the arbiter of price.  If priced right they will have multiple offers and at least one acceptable one in short order.  If overpriced, Buyers will reject it and the Seller will after some time adjust the price until the Buyers in the marketplace do perceive value and make offers.

It is a dance.  The winning Buyers will do what is necessary to secure the best property at the best price for their needs.  But they will buy.  Many ‘Buyers’ will become simply ‘Shoppers’ because they consistently underestimate what other Buyers may do on a given property and lose out on house after house that goes to a higher bidder.
