Well, this has certainly been an exciting month! In between snow storms, I have seen increased activity in the real estate market. There is a definite urgency in selling a home now, and not waiting until spring. Everyone thinks that spring is the best time to list a home, but not in the present market. We have an influx of buyers right now and little inventory.
Agents in the White Plains Keller Williams office were surveyed, and 60% have recently been in multiple offer situations. Even with flat prices, some of the instances of multiple offers have driven the selling price above the asking price (if priced correctly to start). There are some smart Buyers and Buyers Agents that are reading the tea leaves of the market. They are evaluating the property on its merits yet taking into account the landscape of the marketplace. Seeing increased competition from other Buyers, they are coming in with strong offers in both price and terms. These Buyers are able to reach agreements with Sellers and get the property under contract quickly. Meanwhile other Buyers and their Buyers Agents don't even realize what happened.
So don't hold back, "carpe diem", or seize the day, and the opportunity.
