Home Sales on the Rise in Westchester

Westchester trends, what's sold in Sleepy Hollow and Tarrytown recently and who's having an open house this weekend.

Coinciding with a wider upward trend in county home sales for the last quarter of 2012, area realtor Houlihan Lawrence announced their own optimistic news.

Chris Meyers, COO of Houlihan Lawrence, said “Q4-2012 proved to be the most active quarter in the market since 2006, despite a shrinking inventory of homes for sale.”

Single-family home sales are up in the county, with pending sales up across nearly all price levels. “Home prices finally look as though they’ve bottomed, and the luxury market has surged,” Meyers said.

Key trends from the Houlihan Lawrence report in our county:

  • Single-family home sales in Westchester County increased by 30% when compared to Q4-2011. (Compared to 4% and 19% up in Putnam and Dutchess counties, respectively).
  • Sales of homes priced at $2 million or above grew 84% from the same time last year.
  • Pending sales are up 21.2% for all single-family homes in Westchester, (compared to 43% in Dutchess and down 5% in Putnam).

That said, the latest houses sold in Tarrytown and Sleepy Hollow, according to Trulia.com, date back to November 2012.

SOLD on Nov. 20, 2012: 535 Bellwood Avenue, Sleepy Hollow, a single-family for $575,000.

SOLD on Nov. 28, 2012: 330 S. Broadway, Tarrytown, a co-op/condo for $144,000.

FYI - 330 is a coop/condo, not a multifamily home.
